Cost, timing and what to ask

Questions

What homeowners here ask

What are signs of a bad roofing job?

Eight of them are visible without climbing anything. Shingle courses that wander, or exposure that changes from row to row -- nobody snapped a chalk line. Nail heads showing on the exposed face of a tab, each of which is a hole with a metal plug in it. No starter course under the first row at the eaves or up the rakes. Ridge cap made from three-tab cut into squares on an architectural roof. Valleys with sealant instead of metal. Fresh caulk on old flashing at the chimney, meaning it was reused. No drip edge behind the gutter. And nails and debris left in the garden. Look for all eight before the final payment, not after.

What should the paperwork show before a roof job starts?

Look at the paperwork rather than the pitch. In New Jersey a home improvement contract over $500 must be in writing and signed, must carry the contractor's legal name and business address, and must give you three business days to cancel -- so a price described as good only for today is not something the law holds you to. Add two practical tests: a deposit that is a large share of the total before any material arrives, and a quote that names no specific materials. A scope that says only 'strip and re-roof' cannot be held to anything.

What should a roofer be able to answer on the spot?

Questions with checkable answers. How many nails per shingle and where -- a real roofer answers immediately and quotes the manufacturer's pattern. Is a starter course included at the rakes as well as the eaves. Is the ridge proper cap shingle or cut three-tab. Is the decking priced per sheet or as a lump. Is there a registration number on the document. Vague answers to specific questions are the signal; and afterwards, the roof itself either shows those things or it does not, which is why the walkaround matters more than any conversation beforehand.

How much should a new roof cost in NJ?

An architectural asphalt roof runs $9,500 to $26,000 in New Jersey, and most 2,000 square foot houses land at $12,000 to $18,000 installed. Per square foot that is $5.50 to $8.00 for architectural against $4.50 to $6.50 for three-tab. If a quote is well under those figures, the question is not whether it is a bargain -- it is which of the tear-off, the ice barrier, the starter course, the drip edge or the decking allowance is missing from it.

Is $30,000 too much for a roof?

For a standard asphalt roof on an average house here, yes -- that is well above the $12,000 to $18,000 most 2,000 square foot houses cost. It is not unreasonable for a large or steeply pitched house, a roof with a lot of valleys and dormers, or slate. The number alone does not answer the question; what the quote itemizes does. If it does not break out area, tear-off, decking and the details, no figure can be judged either way.

Is it cheaper to replace a roof with shingles or metal?

Shingles, up front, by a wide margin -- architectural asphalt at $5.50 to $8.00 a square foot against roughly double that for a decent metal system. Metal lasts substantially longer, so on a house you will keep for thirty years the cost per year can favor it. On a house you will sell in five it does not. The honest framing is cost per year of expected life, and on most houses in this township asphalt wins that comparison comfortably.

What is the most expensive part of replacing a roof?

Labor, usually -- typically more than half the total, and the share rises with pitch and complexity because steep, broken-up roofs take far longer per square foot. But the item that most often moves a final bill away from the quoted figure is different: replacement decking, which nobody can measure until the old covering is off. That is why it belongs in the scope as a rate per sheet rather than a lump sum, and why a quote without one will probably change.

Do I need a permit to replace a roof in NJ?

Usually not, on a house. Replacing the roof COVERING on a detached one- or two-family dwelling is ordinary maintenance under N.J.A.C. 5:23-2.7 -- no permit, no notice, no inspection. Nutley has a good deal of two-family housing, so that covers most of the township. Three or more units, an attached building, or anything structural under the covering is a different answer. Unlike most of this county there is one construction office for the whole of Nutley, so there is only one place to ask.
